When purchasing new homes, a home buyer may be confronted with a terminology called surviving the closing. What does it mean? Generally, it means that all things that has been agreed upon in the purchase and sale agreement, and any subsequent amendments, are still in effect even if they have not been provided, or services performed, prior to closing.

For instance, the new home builder may have agreed to provide a new patio as part of the negotiations of the new home inspection report‘s findings. Perhaps, the cement had not arrived yet and therefore the patio could not be ready before closing. Notwithstanding, the agreement to provide this new patio would then survive the closing.
